Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 0802_100, 0802_P101, 0802_P102 and 0802_P103 A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Detailed joinery drawings of all windows and doors at 1:20 and 1:5 (section and elevation), shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be metal and painted black and thereafter retained as such. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Unless otherwise shown on the approved plans, details of all flues, vents and extract ducts shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun and thereafter installed and retained as approved. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

The discharge terminal to the extraction and odour control system shall be painted black and thereafter retained as such. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
