Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 0820-100, CMP_001, 0802P101, 0802-P102 and 0802-P103A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the listed building and its setting and the character of the conservation area accordance with Policies G2, CON2, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011 and Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy.

The lantern on the building hereby permitted shall be fixed shut and non-opening and thereafter retained as such. Reason: To safeguard the amenities of adjoining occupiers in accordance with Policies G2, EP1 and EP2 of the South Oxfordshire Local Plan 2011.

The kitchen ventilation system shall only be operated between the hours of 11.30 and 23.30 daily. Reason: To safeguard the amenities of the occupiers of neighbouring properties in accordance with Policies G2, EP1 and EP2 of the South Oxfordshire Local Plan 2011.

The ventilation and odour control system as detailed on the approved plans and in the report referenced MTSRep 1027 issue 2 shall be installed prior to the first use of the extension hereby permitted and shall be maintained thereafter. The use of the existing extraction system shall be discontinued upon the first use of the extension and shall be removed from site within 2 months of the first use of the kitchen unless otherwise first agreed in writing by the Local Planning Authority. Reason: To safeguard the amenities of the occupiers of neighbouring properties in accordance with Policies G2, EP1 and EP2 of the South Oxfordshire Local Plan 2011.
