Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Unless planning permission has been granted separately by the Local Planning Authority, no mobile or temporary structures, with the exception of two mobile field shelters and water and feed containers, shall be sited on the land in association with the keeping of horses hereby permitted. Mobile or temporary structures include, but are not limited to, all jumps, markers, poles or arenas or any associated storage. Reason: To protect the sensitive character and appearance of the site and the surrounding Area of Outstanding Natural Beauty, in accordance with Policy CSEN1 of the South Oxfordshire Core Strategy 2027 and Policies G2 and R10 of the South Oxfordshire Local Plan 2011.

Unless planning permission has been granted separately by the Local Planning Authority, the land hereby granted change of use shall be used only for the keeping of horses in association with the private leisure purposes of the owner of the land, and shall not be used for any commercial activity whatsoever. Reason: To meet the particular needs of the applicant and to avoid the introduction of a commercial use in this rural location, in accordance with Policies CSS1 and CSEN1 of the South Oxfordshire Core Strategy 2027 and Policies G2, and R10 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order) 2015 (or any Order revoking or re-enacting that Order) the erection or construction of further gates, fences, walls or other means of enclosure as described in Schedule 2, Part 2, Class A of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of the landscape quality of the Chilterns AONB in accordance with Policy CSEN1 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1 and R10 of the South Oxfordshire Local Plan 2011.
