That having regard to the two storey height and location of the proposed dwelling relative to the adjoining property, 26 Tavistock Avenue, the proposal represents an unneighbourly form of development which would have an oppressive and overbearing impact on the outlook from the side and rear facing windows of the host property and would reduce light to and overshadow the north facing rear elevation and rear garden of No.26. As such the proposal would detract from the residential amenity of occupiers of 26 Tavistock Avenue. The development is therefore contrary to saved Policy H4 of the adopted South Oxfordshire Local Plan 2011.
