The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P15/S4186/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 548.01, 548.02, 548.03, 548.05B, 548.04B and 548.06A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the development hereby approved shall be: (a) External walls and roofs of the same colour, type and texture as those used on the existing building(s); (b) All areas of making good to be in appropriate breathable materials and the insulating materials to the roof to be breathable; and (c) The mortar to a lime mix which is cement free. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies G2, CON2 and D1 of the South Oxfordshire Local Plan 2011.

Details of the new timber gates (including design, materials and finish) to be fitted at the rear shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any development. All such approved means of enclosure shall be erected and maintained in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3, CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON7, G2 and D1 of the South Oxfordshire Local Plan 2011.
