The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 039 PA 102 Rev A, 039 PA 007 Rev A, 039 PA 101 Rev A, 039 PA 001 Rev A, 039 PA 006 Rev A, 039 PA 005 Rev A, 039 PA 110 Rev A, 039 PA 004 Rev A, 039 PA 003 Rev A, 039 PA 114 Rev A, 039 PA 112 Rev A, 039 PA 111 Rev A, BLO 001 Rev A, LOC 001 Rev A and 039 PA 113 Rev B, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the materials to be used for the development hereby approved shall be: (a) External walls shall be constructed in bricks that match the existing main house brickwork in terms of colour, type and texture; (b) All areas of making good and plastering within the listed building to be in appropriate lime-based breathable materials. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Details of the structural works to the foundations and support of the basement chimney stack, shall be submitted to and approved in writing by the Local Planning Authority, prior to the commencement of the development. Reason: To ensure that the historic fabric of the building is retained in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
