The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The existing windows shall be retained and repaired/re-glazed as per the existing windows unless agreed in writing by the Local Planning Authority.

Prior to the commencement of the relevant work a structural engineers assessment and method statement for the level of repair and replacement of that part, including proposed materials, will be agreed with the LPA. This should include a photographic record of the internal structure as existing post-fire.
