Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P15/S3346/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 101, 102, 103, 104 and 105, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The existing windows shall be retained and repaired/re-glazed as per the existing windows unless agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

All works of making good to finishes shall be completed in appropriate lime mortar, lime plasters and breathable finishes (excluding the 2004 rear extension). Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the relevant work a structural engineers assessment and method statement for the level of repair and replacement of that part, including proposed materials, will be agreed with the LPA. This should include a photographic record of the internal structure as existing post-fire. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.
