Conditions / Refusal Reasons
The site is not an infill site and the principle of a new dwelling on the site is unacceptable. The proposal would extend built development closer to the Area of Outstanding Natural Beauty adjoining the site and would have an urbanising impact on the edge of this designated area. As such, the proposal would detract from the character and appearance of the site and surrounding area and would be contrary to policies CSR1 and CSEN1 of the South Oxfordshire Core Strategy, policies G2, C4, D1 and H4 of the South Oxfordshire Local Plan 2011 and Government Guidance in the National Planning Policy Framework.
