A Barn Owl nesting box shall be provided for Barn Owls within 100 metres of the development to which this consent applies at least 30 days before any part of the site used by Barn Owls is altered in any way. This provision should be made at the earliest possible stage, not subjected to direct disturbance and remain in place until at least 30 days after permanent provision has been made.
Reason: To protect the habitats of barn owls which are a protected species under the Wildlife and Access to the Countryside Act 1981, and in accordance with Policy CSB1 of the South Oxfordshire Core Strategy 2027 and Policies C6 and C8 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of the development hereby approved, including any demolition and any works of site clearance, details of a permanent nesting site for barn owls located in one of the developed buildings, which shall include the location and design of the provision, shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the alternative nesting sites shall be provided and maintained in accordance with the approved details.

Before the proposed access is first used, the existing access onto Britwell Hill Road shall be permanently stopped up by the means of reinstatement of the highway verge and proposed planting to the approval of the Local Planning Authority and in accordance with the local highway authority's specifications. Thereafter the closed access shall not be used by any vehicular traffic whatsoever.
Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
The existing means of access onto Britwell Hill Road shall be improved and laid out and be constructed strictly in accordance with the local highway authority's specifications and all ancillary works specified shall be undertaken.

The proposed vision splay shall be formed, laid out and constructed in accordance with
detailed plans which shall be submitted to and approved in writing by the Local Planning
Authority prior to the first occupation of the development and the vision splays shall not be
obstructed by any object, structure, planting or other material with a height exceeding or
growing above 0.9 metres as measured from carriageway level.
Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
Any gates provided shall be set back a minimum of 5.0 metres from the edge of the carriageway and shall open inwards into the site.
Reason: To ensure that vehicles may wait clear of the highway while the gates are opened or closed in the interests of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
