Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, V01, 14125-l01, 14125-p01, 14125-su02, 14125-p03, 14125-su01a and 14125-p02, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the limestone, mortar and pointing style of the works hereby permitted shall match the material, colour and texture of the existing building and shall be pointed in the same manner. Reason: In the interests of the historic merit of the listed building and the surrounding conservation area in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

That installation of any windows, rooflights and external doors on the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows, rooflights and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the historic merit of the listed building and the surrounding conservation area in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

That any replacement timber boarding used in the works, hereby approved, shall be the same material, colour and texture as the timber boarding on the existing building, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the historic merit of the listed building and the surrounding conservation area in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

In the event that further structural changes are required, as a result of the walls to the proposed family room being load-bearing, details shall be submitted to and approved in writing by the Local Planning Authority prior to the structural work commencing. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the historic merit of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.

Prior to work commencing on the barn range, a cross-section showing provision of insulation, weatherboarding and plinth details to barn range shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the historic merit of the listed building and the surrounding conservation area in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.
