Conditions / Refusal Reasons
That, having regard to the size and scale of the proposed extensions in relation to the existing dwelling, the proposed development constitutes disproportionate additions to the original dwelling contrary to advice within the NPPF and are inappropriate development by definition. As such the proposed extensions would adversely affect the openness and visual amenity of the Oxford green belt contrary to advice in the NPPF and policy CSEN2 of the South Oxfordshire Core Strategy and saved policy GB4 of the South Oxfordshire Local Plan.

That, having regard to the size and scale of the proposed extensions in relation to the existing dwelling and the details of design, the proposed development would overwhelm the character of the existing dwelling, are out of keeping with the character of the building and are not locally distinctive. The extensions would not appear as subservient additions and are are not in keeping with the character of the existing property. As such the proposal would be contrary to policy CSQ3 of the South Oxfordshire Core Strategy and saved policies G2, D1 and H13 of the South Oxforshire Local Plan and to advice within the South Oxfordshire Design Guide.
