Description
Demolition of existing single storey outbuilding. Erection of a swimming pool, pool house, annex, glasshouse and home cinema room. Alterations to existing boat house, replacement of entrance gates and piers, erection of outbuilding for services, new boundary fencing, replacement garden room and associated hard and soft landscaping works, including the demolition and replacement of the existing terrace.

Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
The works hereby permitted shall only be constructed in the materials specified on the plans hereby approved with any new materials used to be of the same colour, type and texture as those used on the existing buildings.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
