Refusal of Planning Permission on 29th April 2015
Conditions / Refusal Reasons
That, having regard to the limited size of the plot and the constrained nature of the access lane, it is unlikely a vehicle could egress the proposed parking spaces. The access lane is only a single vehicle width with substandard forward visibility and no passing spaces. In addition the junction with Wallingford Road with the B4009 only allows for a single vehicle to access and egress this point. Given the length of the lane and the limited forward visibility offered it is likely to result in a vehicle either waiting or reversing out onto the B4009 which will be detrimental to highway safety and to users of the public highway contrary to saved policies T1 and T2 of the South Oxfordshire Local Plan.
That, having regard to the limited size of the plot, the provision of two dwellings on this site would result in a cramped form of development which would provide substandard private amenity space for the occupiers of plot 1 contrary to saved policy D3 of the South Oxfordshire Local Plan and advice within the South Oxfordshire Design Guide.
