The proposal contains insufficient information to demonstrate that the silencers and attenuators and the location and type of extract equipment would reduce noise and odour emissions to acceptable levels. As a result there is a reasonable likelihood that the development would produce levels of noise and odour emissions that would adversely impact upon nearby residential properties, detracting from the living conditions of the occupiers. As such, the application would be contrary to Policy EP2 of the South Oxfordshire Local Plan 2011 and advice contained within paragraph 109 of the NPPF.
