Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2657, 2657/1, 2657/2, 1.30 REV A, 0.10, 1.20 REV A and 1.40 A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of the development hereby approved samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027, Policies CON7, G2 and D1 of the South Oxfordshire Local Plan 2011 and paragraph 135 of the National Planning Policy Framework.

Prior to the commencement of the development hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027, Policies CON7, G2 and D1 of the South Oxfordshire Local Plan 2011 and paragraph 135 of the National Planning Policy Framework.

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development hereby permitted, further Flood Risk Assessment details shall be submitted to the Local Planning Authority for approval to demonstrate that: i) finished floor levels will be set no lower than 300mm above the known or modelled 1 in 100 annual probability river flood (1%) in any year; or ii) flood resilient construction measures have been incorporated into the proposal. The development shall be carried out in accordance with the approved details and fully implemented prior to occupation of the extension hereby permitted, or within any other period as may subsequently be agreed, in writing, by the local planning authority. Reason: To prevent an increased risk of flooding in accordance with the National Planning Policy Framework.

The proposed rooflights on the north east roof slope of the development hereby permitted shall either be obscure glazed and fixed shut non-opening windows or positioned so that the cill level is more than 1.7 metres above the floor level of the en-suite, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.
