The erection of a new dwelling on this site would result in an isolated new home in the countryside, outside settlements identified as being suitable for new dwellings within Appendix 4 of the South Oxfordshire Core Strategy. As such the principle of development would be contrary to Paragraph 55 of the National Planning Policy Framework and Policy CSR1 of the South Oxfordshire Core Strategy. The resultant dwelling would result in the undesirable intensification of development within the countryside and would be detrimental to the character and appearance of the Chilterns Area of Outstanding Natural Beauty, contrary to Policy CSEN1 of the South Oxfordshire Core Strategy.
