The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P17/S4255/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, PLF-01-0, PLF-03-A and PLF-02-A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P17/S4255/DIS

That the stables hereby permitted shall be for the private use only by the occupiers of Thomley Barn and for no commercial use. Reason: To secure the proper planning of the area, to protect the residential amenity of neighbours and to protect the visual amenity and openness of the green belt in accordance with policies GB4, R10 and G2 of the South Oxfordshire Local Plan and policies CSEN2 of the South Oxfordshire Core Strategy. The applicant, or their agents or successors in title, shall be responsible for organising and implementing an archaeological watching brief, to be maintained during the period of construction/during any groundworks taking place on thesite. The watching brief shall be carried out by a professional archaeological organisation in accordance with a Written Scheme of Investigation that has first been approved in writing by the Local Planning Authority. Reason - To safeguard the recording of archaeological matters within the site in accordance with the NPPF (2012)

Following the approval of the Written Scheme of Investigation referred to in condition 4, no development shall commence on site without the appointed archaeologist being present. Once the watching brief has been completed its findings shall be reported to the Local Planning Authority, as agreed in the Written Scheme of Investigation, including all processing, research and analysis necessary to produce an accessible and useable archive and a full report for publication. Reason - To safeguard the recording of archaeological matters within the site in accordance with the NPPF (2012)

Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" that shall first have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.

That within one month of the completion of the development hereby approved, the existing stables which are on skids shall be removed from the site as confirmed by applicant's e-mail of 20 March, 2015. Reason: To protect the openness and visual amenity of the site in accordance with policy CSEN2 of the South Oxfordshire Core Strategy and policy GB4 of the South Oxfordshire Local Plan.
