The development to which this permission relates must be begun not later than the expiration of two years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. The development hereby approved shall be carried out in accordance with the schedule of drawings dated 15 April 2015 Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P15/S1820/DIS, P16/S3442/DIS, P17/S1298/DIS, P17/S1919/DIS

Notwithstanding the detail included within plan drawing no. 69-2010-SN01-103 Rev C entitled 'Housing Tenure Plan' a further plan shall be submitted to and approved by the Local Planning Authority showing the affordable housing distribution to be provided in clusters of no more than 15 units. The plan shall also include detail of the tenure mix on the affordable housing units. The plan shall be submitted to and approved in writing prior to the commencement of the development. Reason: To comply with the conditions in the outline planning permission P02/W0848/O and to meet the housing needs of the Council in accordance with policy CSH3 of the adopted Core Strategy. Prior to the commencement of development, details of all materials to be used externally in the construction shall be submitted to and approved in writing by the Local Planning Authority. The development shall be built using only the approved materials. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011. The garage accommodation hereby approved shall be retained as such and shall not be adapted for living purposes without the prior written permission of the Local Planning Authority. Full details of a temporary bus turning area to be located within the phase SN01 together with timings for the construction of the turning area shall be submitted to and approved in writing prior to the commencement of development and carried out in accordance with the approved detail. Reason: To ensure that there is provision for the turning of buses in the event that the spine road is not open as a through route and to enable residents of the development to have convenient access to the bus provision in accordance with policies CSM1 and CSM2 of the South Oxfordshire Core Strategy 2027. Reason: To ensure that there is provision for the turning of buses in the event that the spine road is not open as a through route and to enable residents of the development to have convenient access to the bus provision in accordance with policies CSM1 and CSM2 of the South Oxfordshire Core Strategy 2027.

That prior to the commnecement of development full design details of the proposed raised table shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that there is adequate provision for the movement of buses within the development in accordance with policies CSM1 and CSM2 of the South Oxfordshire Core Strategy 2027.
