Description
Erection of replacement of annex, construction of basement and underground garage, reinstatement of land drains, construction of ha-ha. (As amended by drawings accompanying letter from Agent dated 29 July 2014) (As amended by documentation received 13 August 2014 submitted by the applicant/agent). Variation of Condition 2 of planning permission P14/S1215/FUL.
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 14 WFH P300 D, 14 WFH P301 D, 14 WFH P302 D, 14 WFH P303, 14 WFH P305 c, 14 WFH P306 B, 14 WFH P307 B, 14 WFH P308, 14 WFH SL03 A and 14 WFH SP30 D, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The materials for the roof hereby permitted shall be constructed in the Heritage Traditional Blend tiles as produced/sourced by the Heritage Clay Tiles company.
Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 and CSEN1 of the South Oxfordshire Core Strategy and Policies G2, D1, CON2, CON5 and H13 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any site works (including demolition or site clearance) the tree protection measures as set out within the Arboricultural Method Statement produced by GHA in July 2014 and the Tree Protection Plan should be adopted and kept in place during the entire course of the development.
Reason: To safeguard trees which are visually important in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any site works (including the demolition or site clearance) the tree protection measures on the trees to the east of the basement should be extended to the north to provide better protection. Details showing this extended area should first be submitted to the Local Planning Authority for written approval prior to commencement of any site works including demolition.
Reason: To safeguard trees which are visually important in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
The development hereby permitted shall be implemented in accordance with Chapter 5 of the Bat Survey report produced by CSa in August 2014 in all respects. Any variation shall be agreed in writing by the Local Planning Authority before such change is made. This condition will be discharged on receipt of a letter from the project ecologist providing evidence to demonstrate that the mitigation has been completed according to the method statement/approved report.
REASON: To protect the important species on the site, in accordance with Policy CSB1 of the Core Strategy and Policy C8 of the adopted Local Plan.
