The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P22/S2318/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO-001, 12-09/P06 RevA, 12-09/PL14 and 12-09/PL10, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Internal & external joinery details b. Elevations & sections of the new opening in the kitchen wall including details of the proposed new lintel and any additional supports c. The new side door canopy d. Eaves, floors & all junctions for the glazed link e. All structural alterations & repairs and roof, wall & floor insulation & finishes for the Coach house Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2, CON3 and CON4 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works hereby approved samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be of profiled metal construction painted black. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2, CON3 and CON4 of the South Oxfordshire Local Plan 2011.
