Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 14-047-01, 14-047-06, 14-047-05A, 14-047-07 and 14-047-10, except as controlled or modified by conditions of this permission. That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. All new works and works of making good to the rear boundary wall onto Backway shall be finished to match the adjacent work with regard to the methods used and to material and pointing style. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. lime specification for making good wall b. detail of how the extension will be attached to the listed structure c. cross-section and methodology for lowering existing kitchen floor Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
