Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, A-EX-LP-01, A-EX-100-03, A-EX-100-01, A-EX-100-02, A-EX-SP-001, A-EX-300-01, A-EX-200-02, A-EX-200-03, A-EX-200-01, A-PR-SP-001, A-PR-100-01, A-PR-100-02, A-PR-300-01, A-PR-300-02, A-PR-200-02 and A-PR-200-03, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the works hereby approved samples of the materials to be used for the external walls and roofs of the extension hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON2 of the South Oxfordshire Local Plan 2011. That the works hereby approved shall not commence until a detailed specification of the type, design and finish of all new internal and external doors, and windows or rooflights, has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. That the works hereby approved shall not commence until a lime mortar specification for any repointing to the original building has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Any repointing on the existing building or proposed extension shall match the style on the existing building. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
