Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, 1204-02-B, 1205-03, 1205-04, 1205-05, 1205-06, 1205-07, 1205-08, 1205-09-A, 1205-10-A , 1205-11-A , 1205-12-A, 1205-13-A and 1205-14-A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 and H13 of the South Oxfordshire Local Plan 2011.
The development hereby permitted shall not be occupied at any time other than for visitor or staff living accommodation or for other purposes ancillary to the residential use of the dwelling known as Garden House.
Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.
The following works including the removal of roof tiles, or alterations to any part of the existing roof structure or void as shown on drawings 1205/06, 1205/07, 1205/08 shall not in any circumstances commence unless the Local Planning Authority has been provided with either:
a) a licence issued by Natural England pursuant to the Regulation 53 of The Conservation of Habitats and Species Regulations 2010 authorising the specified activity to go ahead; or
b)a statement in writing from Natural England to the effect that it does not consider that the specified activity will require a licence.
REASON: To protect the important species on the site, in accordance with the requirements of Policy CSB1 of the South Oxfordshire Core Strategy 2027 and Policy C8 of the South Oxfordshire Local Plan 2011 and the NPPF.
