Conditions / Refusal Reasons
That, having regard to the relatively narrow width of the site and the need to retain gaps to the boundaries, the design of the proposed dwelling would appear awkward and incongruous in the streetscene which would fail to respect the character and appearance of the site and its surroundings and the setting of the conservation area contrary to policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy and policies G2, D1, H4 and CON7 of the South Oxfordshire Local Plan 2011.

That, having regard to the height of the proposed building in relation to the bungalow at the rear of the site (no 134), the first and second floor windows in the roof of the proposed dwelling would result in direct overlooking into the private rear garden of this property which is currently not overlooked. As such this proposal would be contrary to policies D4 and H4 of the South Oxfordshire Local Plan 2011.
