Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, E005c, E006c, E007c, E008d, PS01d, P004c, P005c, P006c, P007c, R008d, R009c, ES01d, E004c, R007c, RS01d, R000c, R004c, R005c, R006c, BE01, L001, P008d, R 003 D, R 002 D, R 001 D, R 000 D, E 003 D, E 002 D, E 001 D, E 000 D, P 003 D, P002 D, P001 D and P000 D, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all replacement windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.

All new bricks or flints shall be finished to match the existing adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

Sample panel for the rebuilding of the former party flank wall to the left of the property (c on Schedule of Works) showing the proposed colour, texture, facebond and pointing shall be submitted and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. New work shall be carried out in accordance with approved panel. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Information on how the damp chimney will be treated b. Lime mortar specification for repair of boundary brick and flint wall c. Vent details d. Specification/ details of ceiling insulation e. Information on any further timber repairs required after further investigation Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.
