Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 4041-01 Location & Block Plan; 4041-02 Existing Plans & Elevations; 829-01C Garden Plan; and 829-02C Section & Elevations, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P15/S3043/DIS

The flat roof above the extension, for which planning permission is hereby granted, shall not be accessed or used for any purpose other than occasional maintenance of the building or otherwise with the prior written permission of the local planning authority. Reason: To protect the privacy and amenity of the neighbouring property to the south in accordance with Policies G2, D4 and H13 of the South Oxfordshire Local Plan 2011. Within 2 months of the date of this permission detailed specifications of a fixed metal Juliette balcony to the size, dimensions and description shown on drawing Nos. 829-01C Garden Plan; and 829-02C Section & Elevations, shall be submitted to and approved by the Local Planning Authority. Thereafter the balcony shall be installed in accordance with the approved details within 6 months of the date of this permission. Reason: To protect the privacy and amenity of the neighbouring property to the south in accordance with Policies G2, D4 and H13 of the South Oxfordshire Local Plan 2011.

Within 2 month of the date of this permission a detailed landscape scheme shall be submitted to and approved in writing by the Local Planning Authority, which shall include a detailed schedule of all proposed plantings, including a hedge along the entire eastern edge of the permitted extension sufficient to prevent access from the garden onto the flat roof. Thereafter the development shall be carried out in accordance with the approved details within 6 months of the date of this permission and the hedge maintained to impede access onto the flat roof. In the event of any of the hedge plants dying or being seriously damaged or destroyed a new plant or equivalent number of plants, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings and to protect the privacy and amenity of the neighbouring property to the south in accordance with Policies G2, D4 and H13 of the South Oxfordshire Local Plan 2011.

External lighting will only be permitted in accordance with a lighting scheme to be approved in writing by the Local Planning Authority. Any such lighting shall be directed downwards to prevent nuisance to adjoining residential occupiers. Reason: To safeguard the amenity of neighbouring residents in accordance with Policies G2, EP3 and H13 of the South Oxfordshire Local Plan 2011.

That the materials to be used in the new brick on edge coping and tile course shall match as closely as possible the colour, type and texture of the existing materials in that part of the wall proposed to be retained following the demolition of the garage. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
