Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, A.01, A.02, A.03, A.04, counter, doors and A.05, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of the removal of the first floor wall upon which the test area was carried out, a method statement detailing how the wall is to be removed must be submitted to and approved in writing by the Local Planning Authority. In the event of structural or historic material being found during the removal of the wall, details should be submitted to the council and approved in writing prior to the continuation of works. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the historic fabric of Grade II Listed Building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan.

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of all new or replacement windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: To safeguard the special character of the Grade II Listed Building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.
