Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1306 P1, 1306 P3, 1306 P4, 1306 P5, 1306 P6, 1306 P7, 1306 P8, 1306 SU1, 1306 SU2, 1306 SU3, 1306 SU4, 1306 SU5, 1306 SU6, 1306 SU7, 1306 SU8, 1306 SU9, 1306 SU10 and 1306 P2 Rev A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows, rooflights and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the historic merit of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

That the works hereby approved shall not commence until a detailed specification of the lime mortar and render specification to be used in the development shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the historic merit of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

Notwithstanding details hereby approved, prior to the commencement of the works, details of the dormer window hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Details shall include: - the exact position of the dormer window - how it will be integrated within the current roof structure - roof plans showing any alterations to rafters to incorporate window Reason: In the interests of the historic merit of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the works hereby approved samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the historic merit of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the works hereby approved samples of replacement tiles to be used in the the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the historic merit of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011. Prior to the commencement of the works hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: In the interests of the historic merit of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
