Conditions / Refusal Reasons
That the site comprises part of an important open and undeveloped space within the Old Didcot Conservation Area, adjoining Nos. 23 and 27 Manor Road and within close proximity of a number of listed buildings. The erection of a dwelling on this small site and use of the land as residential curtilage would result in a cramped form of development that would detract significantly from the landscape setting of this part of Didcot and from the character of the Conservation Area and the setting of surrounding listed buildings. Development on this site would also set a precedent for development on the paddock as a whole. As such the proposal would be contrary to saved Policies G2, G5, C4, D1, H4, CON5 and CON7 of the adopted South Oxfordshire Local Plan, to Policies CSDID3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and to the policies of the National Planning Policy Framework.
