Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 6-0765-BP, 6-0699-01-S, 6-0765-LP and 6-0765-03-P, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the development hereby approved shall be carried out in accordance with the underpinning details shown on 'Ref: 0843M - Underpinning Notes', except as controlled or modified by conditions of this permission. Reason: In the interests of the historic merit of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.

That the development hereby approved shall be carried out in accordance with the structural plans shown on 'SK003 - Foundation GA, SK004 - Roof GA, SK005 - Section / details', except as controlled or modified by conditions of this permission. In the event that further structural changes are required, details shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the historic merit of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.

Notwithstanding the materials specified in the development hereby approved, lintels to be used in the development shall be of the same material as existing or constructed of timber, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the historic merit of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development hereby approved samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the historic merit of the listed building and the surrounding conservation area in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

No development shall take place until written approval has been given by the Local Planning Authority to a sample panel(s) of all external walling materials to be used in the development. The sample panel(s) shall be erected on the site of the development and retained until development is completed, and the panel(s) shall thereafter be removed from the site. Reason: In the interests of the historic merit of the listed building and the surrounding conservation area in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

That works involving the installation of doors, windows or rooflights shall not commence until a detailed specification of the type, design and external finish of all external doors, windows and rooflights has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the historic merit of the listed building and the surrounding conservation area in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

That works involving the installation of external ducts, flue pipes or means of external venting shall not commence until a detailed specification of any external ducts, flue pipes or means of external venting has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the historic merit of the listed building and the surrounding conservation area in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

That works involving the installation of insulation shall not commence until a detailed specification and supplementary details of the insulation to be used in the development have been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the historic merit of the listed building and the surrounding conservation area in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.
