The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P17/S2485/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, C22040-14-001, C22040-10-02, 3372-SK-201 Rev A, 804.4 Rev A and 804.5 Rev A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P17/S2485/DIS

The development hereby approved shall not commence until a detailed specification for the type, design and external finish of all new windows (including roof lights), doors and rainwater goods, and for making good after removal of existing dormer windows, has been submitted to and approved in writing by the local planning authority. Development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1 and E8 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no windows/dormer windows other than those expressly authorised by this permission shall be inserted in the walls or roofslopes of the dwelling hereby permitted. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1 and E8 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no development falling within Classes A-E of Part 1 of Schedule 2 to the Order shall be carried out. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1 and E8 of the South Oxfordshire Local Plan 2011.

The dwelling hereby permitted shall not be occupied until the vision splays indicated on drawing no. 3372/SK/201 rev A have been provided in accordance with details which shall first have been submitted to and approved in writing by the local planning authority. The splays shall be retained thereafter and nothing exceeding 0.9m in height above carriageway level shall be placed, built or allowed to grow within them. Reason: In the interests of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

The dwelling hereby permitted shall not be occupied until measures to remove the length of existing drive, hatched green on drawing no. 3372/SK/201 rev A, and to preclude vehicular access to the dwelling via this route, have been carried out in accordance with details which shall first have been submitted to and approved in writing by the local planning authority. Reason: In the interests of the visual appearance of the development and highway safety in accordance with Policies CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1, T1 and E8 of the South Oxfordshire Local Plan 2011.

No development shall take place until a landscaping scheme for the site has been submitted to and approved in writing by the local planning authority. The scheme shall include details of tree and shrub planting, boundary treatments and materials for external hard-surfaced areas. The scheme shall be implemented, as approved, within twelve months of the commencement of the development hereby permitted. Any trees or plants which within a period of five years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the local planning authority gives written approval to any variation. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1 and E8 of the South Oxfordshire Local Plan 2011.

No external lighting shall be installed other than in accordance with details of design, position, height and illumination levels which have first been submitted to and approved in writing by the local planning authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1 and E8 of the South Oxfordshire Local Plan 2011.
