Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 13 OFT SP01A, 14 OFT SP03, 14 OFT PE03, 14 OFT PE04A, 13 OFT SL01, 18450 5 and 18450 6, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P17/S3175/DIS

Prior to the commencement of the works hereby approved samples of the weather boarding and finish to be used for the external walls and the clay tiles to be used on the roofs shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policy G2 of the South Oxfordshire Local Plan 2011. All rainwater goods, flues and vents shall be constructed of traditionally profiled cast iron or aluminium. Prior to the commencement of the works hereby approved the damp problems shall be investigated and the details of the investigation submitted in writing to the Local Planning Authority. If physical alterations are required to the building to address the damp problem, prior to carrying out such works the details and method of construction of the proposal to address the damp shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the established character and special historical qualities of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
