Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1296-02, 1296-01, 1296-03C, 1296-04 and 1296-08, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Samples of materials to be used in the external construction and finishes of the walls and roof of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority prior to their use on the building.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.
All rainwater goods shall be constructed of traditionally profiled metal painted black.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
a. External joinery details
b. Details of junction between the new building and the existing listed building
c. Details of any new external vents and/ or flues
Thereafter the work shall be carried out in accordance with the approved details.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.
