That particularly having regard to its size and siting in close proximity to the boundary of the adjoining property to the south west, 21 Queens Road, the proposed extension would have an oppressive impact on the adjoining property and the development would be detrimental to the amenity of occupants of that property. As such the proposal is contrary to saved Policy H13 of adopted South Oxfordshire Local Plan and advice in the South Oxfordshire Design Guide.
