The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, WC/P01A, WC/021A, WC/020A, CMP-001, LOC 001, 19705_02_P, 19705_03_P and 19705_03_E, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P15/S2235/DIS

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of the new windows to the east and west elevations has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, showing the proposed extent of replacement timber following exposure of the frame and a record of the timber frame repairs shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

Samples of materials for the external finishes of the new extension shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 2 of the South Oxfordshire Local Plan 2011.

The new rooflights within the approved rear extension shall be traditional Conservation rooflights unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 2 of the South Oxfordshire Local Plan 2011.
