The application site currently forms part of the landscaped frontage and parking area of Van Alloys Business Park and contributes positively to the openness and spacious setting of the business park and the adjacent housing. The proposed development, due to the siting of the dwelling and the consequent erosion of the open and spacious appearance of the site would result in a cramped and incongruous form of development that would fail to respect the character and appearance of the site and its surroundings, which forms part of the Chilterns Area of Outstanding Natural Beauty. As such the proposal is contrary to Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1 and H4 of the South Oxfordshire Local Plan 2011.
