That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, PB01c, E001a, E002a, E003a, E004a, E005a, P001f , P002f , P003f, P004f , P010a, P005a, L001b and EB01b, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P15/S1451/DIS

Prior to the commencement of construction of the extension hereby approved, samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policy G2 of the South Oxfordshire Local Plan 2011. Prior to the commencement of construction of the extension hereby approved, a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be of cast metal unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.
