That, having regard to the additional built form on the site in the way of reconfigured footprint and the addition of a garage to serve Holton Cottage, the proposed development would represent inappropriate development in the green belt which would adversely affect the openness of the Oxford green belt contrary to policy CSEN2 of the South Oxfordshire Core Strategy, saved policies GB4 and H13 of the adopted South Oxfordshire Local Plan and to advice within the National Planning Policy Framework.
