Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 01 Rev A, 02 Rev A, 12, 11 and 10, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Details of the ceiling, wall and floor construction plus any required insulation. All making good to remove existing partitions should be in traditional, breathable materials and new partition walls should be lightweight to avoid any harm to remaining historic fabric. b. A plan detailing all internal pipework, service runs etc. These should be minimal, avoiding unnecessary opening up of the structure. c. Confirmation and approval of the type and location of external vents and flues for the kitchen. These should be located out of sight of the front elevation and the open side elevation along the cart way. d. A plan showing the proposed street elevation including the removal of signage and retention of any features of significance Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.
