The proposal results in an increase in the number of permanent moorings, and given its location and intensification of such moorings the proposal would have an adverse impact upon the visual amenity of the Thames Valley, contrary to policy R9 of the South Oxfordshire District Council's Local Plan, and Policy CSQ3 of the South Oxfordshire District Council's Core Strategy.
The proposed temporary use of the pernament moorings when vacant is not located in a suitable location given the lack of suitable facilities for temporary boaters (pleasure boaters), and lack of suitable access to facilities elsewhere, contrary to policy R9 of the South Oxfordshire District Council's Local Plan.
That the site lies within an area designated under as an Area of Outstanding Natural Beauty, and the proposed intensification of the proposal site would lead to a progressive detraction in the rural character of the area and be detrimental to the visual amenity of the area. This is contrary to policy CSEN1 of the South Oxfordshire District Council's Core Strategy.
