All boundary fences, hedges and any other means of enclosure, as indicated on block plan DH03, shall be erected prior to the first occupation of the dwelling. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

Before the dwelling hereby permitted is first occupied, the proposed vehicular access, driveway, parking area and turning area that serve the dwelling shall be laid out, constructed and fully operational. Reason: In the interests of highway safety and to ensure a satisfactory standard of construction and layout for the development in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

The dwelling hereby approved shall achieve Level 4 of the Code for Sustainable Homes (or any such equivalent national measure of sustainability for house design which replaces that scheme). The agreed measures shall be kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges along the north-west boundary shall be preserved and properly maintained. In the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, shall be planted and properly maintained.
