Having regard to the narrow width of the plot and the close proximity to neighbouring buildings, the proposed dwelling would appear cramped and contrived and would not be in keeping with the general character of the area. The proposal would consolidate the level of built development in this row of ribbon development and reduce the visual separation between buildings, detracting from the rural character of this part of the Chilterns Area of Outstanding Natural Beauty. As such, the proposal would be contrary to Policies G2, C4, D1 and H4 of the South Oxfordshire Local Plan 2011, policies CSQ3 and CSEN1 of the South Oxfordshire Core Strategy and Government guidance in the National Planning Policy Framework.

Having regard to the layout of the proposed dwelling, and its siting in relation to the neighbouring property Mullberry House, the proposal would result in an unacceptable level of overlooking of this neighbouring dwelling, thereby detracting from the residential amenity of the adjoining occupiers. As such, the proposal would be contrary to Policies G2, H4 and D4 of the South Oxfordshire Local Plan 2011.
