Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, P-002 G, P-003 G, L-001 B, E-B01 B, P-B01 B, P-004 E, P-005, P-010 A, E-002 A, E-003 A, E-004 A, E-005 A and P-001 G, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of the works hereby approved samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority. Reason: In order to protect the character and appearance of the grade II listed building in accordance with policy CON3 of the South Oxfordshire Local Plan and policy CSEN3 of the South Oxfordshire Core Strategy.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors at a scale of 1:20 has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason:In order to protect the character and appearance of the grade II listed building in accordance with policy CON3 of the South Oxfordshire Local Plan and policy CSEN3 of the South Oxfordshire Core Strategy.

That prior to the commencement of works, details of the following shall be submitted to and approved in writing by the Local Planning Authority. i.floor composition ii. insulation materials iii.rainwater goods Reason:In order to protect the character and appearance of the grade II listed building in accordance with policy CON3 of the South Oxfordshire Local Plan and policy CSEN3 of the South Oxfordshire Core Strategy.
