That, having regard to the location of the extension in relation to significant trees on the adjoining property, which are the subject of a Tree Preservation Order, the extension will be loacted within the root protection area of a mature Horse Chestnut and Ash Tree. The siting of an extension in this position is incompatible with the surrounding tree scape and lead to forseeable pressure to have the protected tree singifcantly reduced or removed. The development is contrary to Policy CSEN1 of the South Oxfordshire Core Strategy 2027, Policy C9 of the South Oxfordshire Local Plan 2011 and advice contained in BS5837 (2012).
