Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1084.PL.007C, 1084.DT.001A, 1084.DT.002A, 1084.DT.003A, 1084.DT.004A, 1084.DT.010A, 1084.PL.001E, 1084.PL.002E, 1084.PL.003B, 1084.PL.004A, 1084.PL.010E, 1084.PL.011F, 1084.PL.022, 1084.PL.023, 1084.SU.001A, 1084.SU.002A, 1084.SE.010, 1084.SU.011, 1084.SU.022, 1084.SU.023, 12893.01A, 12893.02A, 12893.03A, 1084.DT.005, 1084.PL.020b, 1084.PL.021b, 1084.SU.020a and 1084.SU.021a, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. A mortar sample for the repointing works b. A brick sample for the areas of replacement bricks c. A specification for the insulation (roof and walls) and breathable membrane Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

No works shall take place on site prior to the making of a detailed record of the building and its submission to the Local Planning Authority. The record shall be completed to a level 3 standard as set out in the English Heritage guidance: Undertanding Historic Buildings - A guide to good practice (2006) Reason: As the building is of architectural and historic importance in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON14 of the South Oxfordshire Local Plan 2011.
