The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 14 WFH P305A, 14 WFH P30B, 14 WFH P31B, 14 WFH P300C, 14 WFH P301C, 14 WFH P302C, 14 WFH P306A, 14 WFH P307A, 14 WFH SL03A and CR_WRCS_LS_D(1), except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P14/S3250/DIS

Samples of materials of the external brickwork of the annex shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON2 of the South Oxfordshire Local Plan 2011.

The materials for the roof hereby permitted shall be constructed in the Heritage Traditional Blend tiles as produced/sourced by the Heritage Clay Tiles company. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON2 of the South Oxfordshire Local Plan 2011.

That the relevant part of the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON2 of the South Oxfordshire Local Plan 2011.
