Prior to the first use of the development hereby permitted, a method statement for introducing or enhancing the areas of rough by introducing a suitable wildflower species mix shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the biodiversity enhancement measures shall be carried out and retained in accordance with the approved details as part of the development hereby approved.
Reason: In the interests of biodiversity improvement in accordance with Policy CSB1 of the South Oxfordshire Core Strategy.
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees in close proximity to the development hereby approved, which are to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" that shall first have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
