The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P16/S0756/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, except as controlled or modified by conditions of this permission: - Proposed block plan - BLO-001 - Proposed elevations - Woodperry Road DWG 00960/12/01 Rev B - Proposed site plan - Ground floor DWG 00960/12/02 Rev A - Proposed site plan - First floor DWG 00960/12/03 Rev A - Proposed elevations - Plot 1 west elevation DWG 00960/12/04 Rev A - Proposed elevations - Bungalow Close DWG 00960/12/05 Rev A - Proposed elevations - Rear south elevation DWG 00960/12/06 Rev B - Proposed elevations - West boundary elevation DWG 00960/12/07 - Proposed elevations - Plot 2 east elevations DWG 00960/12/08 Rev AB - Proposed roof plan DWG 00960/12/09 - Proposed sections - Plots 1 and 2 DWG 00960/12/10 - Proposed elevations - Plot 2 garage DWG 00960/12/11 Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the first occupation of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved scheme and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges marked as being retained on the Proposed site plan: 00960/12/02 shall be protected during the construction and demolition process in accordance with BS 5837:2012 and in liaison with the LPA Arboricultural Team. In the event of any of the hedging dying or being seriously damaged or destroyed, a new hedge or equivalent screening, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To safeguard trees and other vegetation which are visually important in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.

In connection with the implementation of this permission no demolition or construction works shall take place outside the hours of 8am to 6pm Mondays to Fridays and 9am to 1pm on Saturdays. Works shall not take place at all on Sundays or Bank Holidays. Reason: To protect the occupants of nearby residential properties from noise and dust disturbance during the development of the site in accordance with Policies EP1 and EP2 of the South Oxfordshire Local Plan 2011.

The first-floor window in the west elevation of plot 2 (as indicated on the block plan: BLO-001, and DWG 00960/12/07) hereby permitted shall be glazed in obscure glass, and shall be fixed shut with the exception of a top hung openable fanlight, prior to the first occupation of the accommodation and it shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies D4 and H4 or H13 of the South Oxfordshire Local Plan 2011.

Prior to the first occupation of the development hereby approved car parking spaces shall be provided within the curtilage of the site as indicated on proposed site plan: 00960/12/02 Rev A. Reason: In the interests of highway safety and to ensure the provision of off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Class A of the Order; or the provision within the curtilage of the dwelling of any building, enclosure or swimming pool as described in Schedule 2, Part 1, Class E of the Order, shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the first occupation of either of the dwellings, all boundary treatment as indicated on DWG 00960/12/02 Rev A shall be implemented and maintained as such thereafter. Reason: In the interests of visual amenity and residential amenity (Policies DC1 and H24 of the adopted Local Plan).
