The principle of erecting a new dwelling to the rear of 44 Gatehampton Road is not acceptable as the proposal does not constitute infill development; it is not the filling of a gap in an otherwise built up frontage or a site closely surrounded by buildings. As such, the proposal is contrary to policy CSR1 of the South Oxfordshire Core Strategy 2027.
The site is located on the south eastern edge of Goring and abuts open countryside to the south west and south east. It is located within an Area of Outstanding Natural Beauty which should be protected against inappropriate development. The erection of a dwelling on this site would detract from the rural character and landscape setting of this part of the village and harm the natural beauty of the Chilterns Area of Outstanding Natural Beauty. In addition the size and scale of the dwelling is out of keeping with the character of the area. As such the proposal is contrary to policy CSEN1 of the South Oxfordshire Core Strategy 2027 and saved policies G2, C4 and H4 of the South Oxfordshire Local Plan 2011.
