Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, GGL-GARS-SV-OS, GGL-GARS-SV-001A, GGL-GARS-SV-005A, GGL-GARS-SV-004A, GGL-GARS-SV-003A, GGL-GARS-SV-002A, GGL-GARS-PL-LBC-004, GGL-GARS-PL-LBC-003 and GGL-GARS-PL-LBC-002, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the historic interest of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON5 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works specifications for the following materials must be submitted to and approved in writing by the Local Planning Authority: (a) External mortar (b) Material and mortar for Basement wall (c) Plaster for ground floor front wall Reason: In the interests of the historic interest of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON5 of the South Oxfordshire Local Plan 2011.

No works shall commence on site prior to the implementation of a watching brief and repair schedule for the extent of works to the second floor stair landing and roof space. This correspondence shall be maintained during the course of the works affecting the historic fabric of the building(s)concerned. This must be carried out by a professional archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: In the interests of the historic interest of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON5 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works a repair schedule for the kitchen roof must be submitted to and approved in writing by the Local Planning Authority: Reason: In the interests of the historic interest of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON5 of the South Oxfordshire Local Plan 2011.
